Ya, well…people who can afford to wait are waiting and people who can afford to buy are buying..However, the inventory out there outweighs the demand…that seems to be the same problem real estate has been facing for many months along with the mortgage situation..Will it improve? YES, but the question is…”WHEN?”  It takes a lot of hope and prudent judgement right now…Cutting back..being careful..and being hopeful…The adjustments that need to be made are across the board…not just in Real Estate but in all of the needs we have as people trying to inhabit the earth..the least of which is certainly not oil but health care, EDUCATION (tuitions are out of sight),food sources, clothing, entertainment and on and on..Hang in there ..the balance will take place..AND if you are lucky enough to afford buying property at this time, go for it, there are great buys available…do your home work and hire a professional to assist you….Good Luck

Truth is, the inventory is so extensive that it makes the market unrealistically bad…If that was not the case, the real estate business would look alot better…Amazingly some of the really high end properties are receiving contracts…as well as other ranges….My opinion is that whether  it’s booming or suffering..either way it is ‘HYPE’ and that is what human nature buys into…….in a nut shell…a good investor uses rationale..either he/she can afford it…(OR) not…and their decision does not rely on the media but on careful scrutiny…The Hinsdale market is steady..

RENT VERSUS PURCHASE

An interesting trend is occuring lately… there seems to be several  people looking to rent rather than buy primarily because of the market and the insecurity being transmitted through the media and the economy.  The Buyers want to see how much prices will drop as well as what else might come into inventory..which brings up another subject and that is the abundance of inventory already on the market which creates more of a supply than demand…The absorption rates are fascinating…

The need for Disclosures

With the rental market being so vibrant today due to the economy, more and more Realtors are getting involved with finding rental properties for their clients who are waiting to purchase…Since this has become such an active martket, I decided to look into the required disclosures that the seller has to provide..I was surprised to find out from three different sources that the only disclosure required is ‘Lead Based Paint’  (required only if the property was built before 1978) and the pamphlet explaining the effects of lead. The other disclosures that most people are accustomed to such as ‘Seller’s Disclosure, etc. are not required….

Oil is going down and so are real estate prices

What a nice time to purchase a home…The rates are good and prices have come down..Only in America..If you listen to the negatives..you can buy into the do nothing program however if you study the market you may decide to make a move and end up happily ever after…as they say…Think about the areas in the Western Suburbs of Chicago such as Hinsdale, Oak Brook, Burr Ridge, Clarendon Hills, Western Springs, LaGrange, Downers Grove, Elmhurst,Lombard, Villa Park, Oakbrook Terrace….The commute is easy and the services are great..good schools, shopping, restaurants, parks, sports, and life style in general. Whether it is new construction or vintage, the selections are numerous.  The best move before looking for properties is to have a lender pre approve your ability to acquire a loan..
